Course Description: The 2026 NMREC Core Course reviews key issues related to water and real estate, including how to handle a transaction with water rights. Brokers will also learn about solar rights and how solar access and easements affect a property. The course addresses current frauds and scams, emphasizing prevention, consumer protection red flags and next steps. It also explains important insurance types such as E&O, public liability, broker, and brokerage coverage. It ends with a finale of hot topics and legal updates which highlights the latest legislative and regulatory changes, litigations and hot button issues impacting real estate practice in New Mexico.

About the Instructor: Lynette Manzanares is a native of Las Vegas, New Mexico, and grew up in the beautiful Jemez Mountains. She later returned to Las Vegas to attend New Mexico Highlands University, where she earned a Bachelor of Arts in Sociology and Anthropology with a Minor in Psychology. Her upbringing in the rural community of Ponderosa, along with her work and life in Las Vegas, instilled the values of hard work, honesty, and loyalty, principles that continue to guide her professional career.

In 2006, Lynette returned to the Albuquerque area and began her career in real estate. She became a licensee in 2008 and, in 2011, achieved the milestone of becoming Owner and Qualifying Broker of her own firm. Lynette credits her strong work ethic and practical approach to the business to her parents, both retired teachers, who modeled the importance of diligence, integrity, and lifelong learning.

In 2020, Covid changed the way we live, work, and learn, and Lynette navigated these shifts alongside the rest of the world. In recent years, she has been thrilled to return to the classroom, where she engages with her peers through discussion, collaboration, and real-world scenarios, while also gaining new perspectives from the experience.
