Secondary REALTOR® Membership

Secondary REALTOR® Membership at the Las Cruces Association of REALTORS® (LCAR) is designated for real estate licensees who already hold an active primary membership with another local REALTOR® association. By selecting Secondary Membership, you maintain your primary association as your principal administrative home; this means your National Association of REALTORS® (NAR) dues are collected and remitted by your primary board, preventing you from duplicating your national obligations while granting you full access to local LCAR member services, MLS platforms, networking opportunities, and committee involvement.

To accommodate both regional transfers and cross-border agents, LCAR differentiates between two types of Secondary REALTOR® configurations:

• In-State Secondary REALTOR®: This configuration applies to real estate licensees whose primary REALTOR® membership is held with another local association within New Mexico (e.g., the Greater Albuquerque Association of REALTORS® or the Santa Fe Association of REALTORS®). Because your primary New Mexico board has already collected and remitted both your National (NAR) and State (NMAR) dues for the current calendar year, you will only be responsible for local LCAR association dues and MLS fees.

• Out-of-State Secondary REALTOR®: This configuration applies to licensees whose primary REALTOR® membership is anchored with a board outside of New Mexico (such as Texas or Arizona). Your home-state board handles your national NAR dues, allowing you to join LCAR as a secondary entity to gain localized MLS access and regional transactional capabilities on the ground level within the Las Cruces market.

Note: Before proceeding, please ensure you can provide a current Letter of Good Standing from your primary association, and verify that your Qualifying Broker (QB) holds an active membership or participation status with LCAR.



Membership procedures: 

Submit a COMPLETE application (including required attachments) online. Applications are processed within an average of three business days. NOTE: Applicants must have their completed application and supporting documents submitted by Wednesday at 9:00am to ensure access to all software applications prior to the weekend. Applicants for membership shall be granted provisional membership. Provisional members will be subject to all the same privileges and obligations of membership. Provisional membership is granted subject to review of the application by the board of directors. If the board of directors determines that the individual does not meet all the qualifications for membership as established in the Association's Bylaws, or, if the individual does not satisfy all the requirements of membership within ninety (60) days from the Association's receipt of their application, membership may, at the discretion of the board of directors, be terminated.

Application Requirements: 

Complete all the required fields in the online application 

✓ Submit a Drivers License 

✓ Submit a digital version of your NMREC Real Estate License

✓ Submit a Letter of Good Standing (LOGS) from your Primary Association who pays your National (NAR) Annual Dues

✓ *(Optional) Submit an additional LOGS from the Association in NM that pays your State (NMAR) Dues

*Our goal in collecting this information is to verify all association dues are paid and to avoid double charging members.

You will be provided instant access an login instructions to your LCAR Member Portal and SNMMLS FlexMLS accounts.

✓ Create your Login and Access your LCAR Member Portal account (CE Registration, payments, communication, etc)

✓ Access your newly created SNMMLS FlexMLS Account (Forewarn, Supra, etc)




New Member Orientation

Complete the LCAR New Member Orientation within (60) days of membership activation.



2026 Dues Schedule

✓ Auto-Pay: Securely store a form of payment to complete the membership process and for future quarterly SNMMLS Flexmls Access Fees.

Transferring Offices & Terminating Membership

Transfer Fee: $84.09
Qualifying Brokers and Associate Brokers are required to communicate and submit an Office/Agent Transfer Form for any changes/transfers from one brokerage to another.

Terminating Membership
Associate Brokers and/or Qualifying Brokers must communicate when an individual’s license is being sent back to NMREC as inactive and provide a “Drop Confirmation” via email to membership@lcarnm.com
