What Constitutes a Secondary Designated REALTOR® Membership?
Secondary Designated REALTOR® Membership at the Las Cruces Association of REALTORS® (LCAR) is tailored for a sole proprietor, partner, corporate officer, or branch office manager—the Qualifying Broker (QB)—who already holds an active Primary Designated REALTOR® membership with another local association. By selecting this option, you are establishing a secondary firm or branch presence within LCAR's jurisdiction to grant your brokerage and its affiliated licensees local privileges and MLS access, without duplicating your national administrative ties.
Because your primary board already manages your National Association of REALTORS® (NAR) dues, LCAR differentiates between two Secondary Designated REALTOR® configurations to determine state-level alignments:
• In-State Secondary Designated REALTOR®: This configuration applies to Qualifying Brokers whose primary REALTOR® brokerage is anchored with another local board within New Mexico (e.g., the Greater Albuquerque Association of REALTORS®). Since your primary New Mexico board has already collected and remitted your national (NAR) and state (NMAR) dues for the current year, you are only responsible for local LCAR firm dues and MLS participant fees.
• Out-of-State Secondary Designated REALTOR®: This configuration applies to principal brokers whose primary firm and primary REALTOR® membership are located outside of New Mexico (e.g., Texas or Arizona). Your home-state association accounts for your national NAR dues, allowing you to establish a secondary brokerage presence with LCAR to secure regional MLS data access and transactional capabilities for your cross-border business operations.
Note: Before proceeding, please ensure you can provide a current Letter of Good Standing from your primary association confirming your Designated REALTOR® status. You must also provide your active Qualifying Broker (QB) license credentials recognized by the New Mexico Real Estate Commission (NMREC) to complete your firm's secondary account setup.
Membership procedures:
Submit a COMPLETE application (including required attachments) online. Applications are processed within an average of three business days. NOTE: Applicants must have their completed application and supporting documents submitted by Wednesday at 9:00am to ensure access to all software applications prior to the weekend. Applicants for membership shall be granted provisional membership. Provisional members will be subject to all the same privileges and obligations of membership. Provisional membership is granted subject to review of the application by the board of directors. If the board of directors determines that the individual does not meet all the qualifications for membership as established in the Association's Bylaws, or, if the individual does not satisfy all the requirements of membership within ninety (90) days from the Association's receipt of their application, membership may, at the discretion of the board of directors, be terminated.
Application Requirements:
✓ Complete all the required fields in the online application
✓ Submit a Drivers License
✓ Submit a digital version of your NMREC Real Estate License
✓ Submit a Letter of Good Standing (LOGS) with your Primary Association who pays your National (NAR) Annual Dues
✓ *(Optional) Submit an additional LOGS with a different Association who pays your State (NMAR) Dues
*Our goal in collecting this information is to verify all association dues are paid and to avoid double charging members.
Account Access to Software:
You will be provided instant access an login instructions to your LCAR Member Portal and SNMMLS FlexMLS accounts.
✓ Create your Login and Access your LCAR Member Portal account (CE Registration, payments, communication, etc)
✓ Access your newly created SNMMLS FlexMLS Account (Forewarn, Supra, etc)
New Member Orientation
✓ Complete New Member Orientation Course in person at the Association within (90) days of membership activation.
Payment Notice:
✓ Highly Suggested: Submit and securely store a form of payment to complete the membership process and for future quarterly SNMMLS Flexmls Access Fees.

Provisional membership will become active upon receipt of applicable dues & fees. If payment is being made online, credentials for access to the LCAR member portal & SNMMLS FlexMLS will be sent via email within (24) hours of Association receipt of payment in full.
