What Constitutes a Primary Designated REALTOR® Membership?

Primary Designated REALTOR® Membership is the highest level of membership at the Las Cruces Association of REALTORS® (LCAR), combining full corporate brokerage responsibility with a primary association alignment. This membership type is strictly for the sole proprietor, partner, corporate officer, or branch office manager—the Qualifying Broker (QB)—who is establishing LCAR as their principal, foundational real estate board.

By selecting Primary Designated REALTOR® status, you designate LCAR as your primary administrative home. LCAR will collect and remit your local dues, your New Mexico Association of REALTORS® (NMAR) state dues, and your National Association of REALTORS® (NAR) national dues on your behalf. As the Primary Designated REALTOR®, you assume ultimate financial, legal, and ethical responsibility for your entire firm, including the mandatory tracking and dues assessment for all licensed real estate agents registered under your New Mexico Qualifying Broker license.

Choosing this membership grants your entire brokerage access to LCAR’s localized Multiple Listing Service (MLS), gives you executive voting rights within the association, and establishes LCAR as the local entity responsible for overseeing professional standards and Code of Ethics enforcement for your office.

Note: Before proceeding, please verify that you hold an active New Mexico Qualifying Broker (QB) license and have your corporate or trade name documentation filed with the New Mexico Real Estate Commission (NMREC). This application will establish both your personal membership and your brokerage's official firm account within the LCAR system.

Membership procedures: 

Submit a COMPLETE application (including required attachments) online. Applications are processed within an average of three business days. NOTE: Applicants must have their completed application and supporting documents submitted by Wednesday at 9:00am to ensure access to all software applications prior to the weekend. Applicants for membership shall be granted provisional membership. Provisional members will be subject to all the same privileges and obligations of membership. Provisional membership is granted subject to review of the application by the board of directors. If the board of directors determines that the individual does not meet all the qualifications for membership as established in the Association's Bylaws, or, if the individual does not satisfy all the requirements of membership within ninety (90) days from the Association's receipt of their application, membership may, at the discretion of the board of directors, be terminated.

Application Requirements:

✓ Submit a Drivers License

✓ Submit a digital version of your NMREC Real Estate License

✓ Submit a digital version of your NMREC Office License

Account Access to Software: 

✓ Instant access and login instructions to your LCAR Member Portal upon payment.

This account is separate from SNMMLS FlexMLS and provides access to CE Registration, payments, realtor communication, public bio, etc.

Requirements Prior to SNMMLS Flexmls Account Access: 

The following NAR required free courses are taken immediately after the application is processed and payment is received. 

✓ Complete the National Association of REALTORS® Code of Ethics online

✓ Complete the National Association of REALTORS® Fair Housing training online

*Your NRDS (National Realtor Database System) number and NAR.Realtor access instructions will be emailed to you.

Each course is free and the average total time to complete both courses is approximately 4 hours.

New Member Orientation

✓ Complete the LCAR New Member Orientation course within (90) days of membership activation.

Payment & Communication Notice:

✓ Highly Suggested: Submit and securely store a form of payment to complete the membership process and for future quarterly SNMMLS Flexmls Access Fees.

**Notification of approval of provisional membership will be provided to the email used on the application within (3) business days of Association receipt of completed application. Provisional membership will become active upon receipt of applicable dues & fees. If payment is being made online, credentials for access to the LCAR member portal & SNMMLS FlexMLS will be sent via email within (24) hours of Association receipt of payment in full.
